Welcome to Plataformaar. These Terms and Conditions ("Terms") govern the access and use of the real estate crowdlending platform operated by Plataformaar S.A. By using our services, you accept these Terms in full.

1. Definitions

• **Platform**: The website plataformaar.com and its associated services. • **User/Investor**: Natural or legal person who registers to use the Platform. • **Project**: Real estate development presented for collective funding. • **Developer/Promoter**: Person or company that presents projects for funding. • **Crowdlending**: Collective financing model through loans.

2. Eligibility and Registration

To use the Platform you must: • Be over 18 years old. • Have legal capacity to enter into contracts in Argentina. • Provide truthful and updated information during registration. • Complete the identity verification process (KYC). • Not be included in money laundering prevention lists. We reserve the right to reject registrations or cancel accounts that do not meet these requirements.

3. Service Description

Plataformaar facilitates the connection between investors and real estate developers through a crowdlending model. Our services include: • Presentation of verified real estate projects. • Investment processing and return distribution. • Information about project progress. • Investor support. **Important**: Plataformaar acts as a technology intermediary. We do not guarantee project success or return of invested capital.

4. Investments and Risks

By investing through the Platform, you acknowledge and accept that: • All investments carry risks, including total loss of capital. • Projected returns are estimates, not guarantees. • Real estate projects may experience delays, cost overruns or cancellations. • The liquidity of your investment may be limited until project completion. • Economic, regulatory or market factors may affect results. **Recommendation**: Only invest funds you can afford to lose and diversify your investments.

5. Fees and Costs

Plataformaar charges the following fees: • **Management fee**: 1-2% annually on invested capital. • **Success fee**: 10-15% on generated returns. • **No registration costs**: Creating an account is free. Specific fees for each project are detailed before making the investment. Taxes may apply according to current Argentine legislation.

6. User Obligations

As a Platform user, you agree to: • Maintain the confidentiality of your access credentials. • Notify us immediately of any unauthorized use. • Not use the Platform for illegal or fraudulent activities. • Provide accurate tax information for tax compliance. • Not manipulate or attempt to breach Platform security.

7. Intellectual Property

All Platform content (texts, graphics, logos, software) is owned by Plataformaar S.A. or its licensors and is protected by Argentine and international intellectual property laws. A limited, non-exclusive license is granted to use the Platform according to these Terms. Reproduction, distribution or modification without written authorization is prohibited.

8. Limitation of Liability

Plataformaar S.A. will not be liable for: • Losses derived from project investments. • Indirect, incidental or consequential damages. • Service interruptions due to causes beyond our control. • Actions of developers or third parties. Our maximum liability is limited to the amount of fees paid in the last 12 months.

9. Termination

You can close your account at any time by contacting support@plataformaar.com. Active investments will continue according to their terms until maturity. Plataformaar may suspend or cancel accounts for: • Violation of these Terms. • Fraudulent or suspicious activity. • Regulatory authority requirements.

10. Dispute Resolution

These Terms are governed by the laws of the Argentine Republic. For any dispute: 1. **Mediation**: We will attempt to resolve disputes amicably. 2. **Arbitration**: Unresolved disputes will be submitted to arbitration according to the rules of the Business Mediation and Arbitration Center (CEMA). 3. **Jurisdiction**: The ordinary courts of Buenos Aires City will have exclusive jurisdiction.

11. Modifications

We may modify these Terms at any time. Significant changes will be notified 30 days in advance by email. Continued use of the Platform after notification constitutes acceptance of the new Terms.
